Home equity line of credit

Use your equity.
Keep your first-mortgage rate.

A HELOC sits behind the mortgage you already have, so you can fund a remodel, clear high-interest debt, or build a cash reserve without refinancing out of a rate you'd never get again.

  • Fully online

Apply, verify and sign from your phone.

  • Fast funding

Funds available in as little as days after closing, not weeks.

  • Fixed rate on your initial draw

Your opening balance won't move with the market.

NorCal Mortgage has partnered with Aven to bring homeowners in California, Georgia and Florida one of the fastest HELOCs available.

What a HELOC actually is

A home equity line of credit lets you borrow against the difference between what your home is worth and what you owe. Here's the plain version.

A line, not a lump sum

You're approved for a credit line secured by your home. Take an initial draw at closing, then draw again as needed during the draw period instead of borrowing everything on day one.

Your first mortgage stays put

The HELOC is usually a second lien. Your existing loan, its rate and its payment don't change. You can also put it in first position if your home is paid off.

Fixed on what you draw

Your initial draw is set at a fixed rate. Later cash draws and balance transfers are each fixed at the time you take them. Purchases on the linked card use a variable rate tied to the WSJ Prime index.

Principal from the first payment

This program has no interest-only period. Every payment includes principal, so there's no payment jump when a draw period ends — the part of HELOCs most borrowers don't see coming.

Why this HELOC

Fast and simple, with a broker who knows the alternatives

We partnered with Aven because their process is the quickest and most user-friendly we've seen. But HELOC guidelines, maximum CLTV and draw terms vary widely between lenders — so we look at your whole picture first.

Built for speed

Automated underwriting and an online notary mean most of the process happens from your phone, on your schedule.

Often no appraisal

Many lines are sized with an automated home valuation instead of a full appraisal visit.

Pay off debt in the same step

Credit cards, personal, auto and student loans can be paid directly from your line — which can also help you qualify.

An experienced broker in your corner

Aven is one option. NorCal Mortgage shops 50+ wholesale lenders, so if another HELOC or a different loan fits better, you'll hear it from us.

What homeowners use it for

  • Remodel or ADU

Kitchen, roof, solar, or a backyard unit for family or rental income.

  • Consolidate card debt

Pay off revolving balances directly at closing.

  • Tuition

Cover school costs without draining savings.

  • Self-employed reserves

A standing line to smooth uneven income.

  • Second home or rental

Second homes and investment properties are eligible too.

  • Major purchase

A vehicle, boat or other big-ticket buy, without cashing out investments.

From inquiry to funds in four steps

  1. Tell us about your home

Share a few details below. Chris reviews your situation and confirms whether this HELOC or another option fits.

  2. See and shape your offer

Choose your line size, term and any debts to pay off. Then verify income by linking your bank or uploading pay stubs, W-2s or tax returns.

  3. Sign with a notary

Schedule an online notary at a time that suits you. Georgia requires an in-person closing, which is arranged for you.

  4. Get your funds

Funding starts after the required three-day rescission period and any final conditions clear.
